Abenex completes the renovation of an office building located on Rue Salneuve (Paris 17th), combining energy efficiency and occupants’ well-being optimisation

Abenex announces the successful delivery of the program consisting in the renovation of an office building on Rue Salneuve, in the heart of Paris’ 17th arrondissement

One of Abenex Value I fund’s portfolio assets, the building has been fully renovated to provide modern office facilities that meet the latest market standards, combining energy efficiency, space optimisation and occupant well-being.

Acquired in December 2020, the complex has undergone an ambitious repositioning program, allowing it to double its capacity. In line with its value-add strategy and sustainability approach, Abenex (a B Corp-certified and purpose-driven company) completed a full program, significantly improving the asset’s energy and environmental performance in compliance with the latest regulation setting ambitious targets (2050 Tertiary Sector Decree).

Designed to meet post-COVID office users’ new expectations, this project puts occupant comfort at the heart of its design: collaborative spaces, natural light and green spaces. The building has a total floor area of c.1,300 m² spread over five floors and two underground levels, has been awarded the “Low Carbon Building Certification (BBCA)” and includes over 100m² of outdoor rooftop space.

 

The property was also pre-leased prior to delivery. The French subsidiary of the listed Japanese company NSK, a major player in the healthcare sector, has signed a 10-year lease at the end of 2024 to set up its headquarters here. This commitment reflects the growing interest in discerning users for high quality assets by companies looking for office space.

On this operation, SAVILLS acted as a lessor and lessee in this transaction. GIDE acted as legal adviser to the lessor. Abenex was accompanied by Outsign, the architect, Quinze Juin, the project manager, and Legendre, the builder.
